UFood Grill is an in-line concept except for food courts, hospitals, universities, transportation centers and malls.
Suburban Trade Areas
Site Characteristics:
Daily needs, power center or strip center with ease-of-entry and strong retail generators: grocery stores, big box office supply [Staple's, Office Depot], liquor stores, big box retailers, dry cleaners, and banks.
Population/Demographics:
Minimum of 60,000 people living in defined trade area relative to subject site and 15,000 daytime employees within a 5-minute drive. White collar daytime population is extremely important and must be relative.
Traffic Counts:
Minimum of 35,000 cars passing in front of subject site in a 24-hour period
Customer Base:
High white collar daytime population relative to site in established middle-income areas and educational centers (including hospitals, colleges, large health clubs, Weight Watchers®, Curves for Women®, Jenny Craig®, and corporate office campuses)
Ingress/Egress:
Left hand turns available directly into subject site if possible. At least two points of ingress/egress to subject site.
Set Back:
Store set back no more than 100 feet from the main street
Visibility:
Excellent approach visibility to Main Street from subject site and signage.
Parking:
Minimum of 35 full-size parking spaces convenient to store entrance. However, shopping centers must have parking available for more than 150+ cars.
Store Width:
Minimum of thirty feet of store front
Store Size:
Minimum of 1,800 SF to 2,500 SF vanilla box, existing restaurant sites are acceptable. End cap, point position, pad site or available free standing locations preferred. Location for a six-yard dumpster must be established.
Store size for food courts, airports, malls, hospital, colleges:
Minimum 800 SF with 25 feet of frontage
Store Signage:
At least one storefront sign with a minimum of twenty four inches individually lit block letters as allowed by code. Pylon or blade signs if allowed and available.
Lease Term:
Minimum of five-year initial term with three, five-year renewal options. Rents should be fixed, not subject to CPI escalations. CAM increases should be capped at no more than 5% Per Year.
Site Conditions:
Site should be delivered with HVAC as needed, restrooms to code, and utilities stubbed to a specified location; natural gas, water and sewer, 400 amp electrical panel and standard retail lighting to 75,000 candles. Black iron hood [3000 CFM's] and grease trap required by local codes. Urban locations may allow a "scrubber" instead of a black iron vent.
Urban Trade Areas
Site Characteristics:
Urban storefronts or point positions relative to medical centers, office buildings, colleges and universities, and recreation centers.
Population/Demographics:
Strong urban residential population of at least 5,000 and a minimum of 15,000 daytime workers required within a two-block or 1,500' radius. Foot traffic must be obvious and continue through 9:00 PM. Retail generators should include large national book store chains. The area must be safe.
Residential population relative to site must have a minimum per capita income of $30,000.
Store Size:
Minimum of 1,500 SF with of 25 feet of frontage. Outside patio seating is preferred if allowed. Size will vary with deliveries and carting.
Store size for food courts, airports, malls, hospital, colleges:
Minimum 800 SF of retail with remote storage if necessary.
Signage:
At least one storefront sign with minimum of twenty four inches individually lit block letters as allowed by code.
